More homes are on the market in part of the Primary market

The biggest shift in the three months ending August 31, 2026 is this: supply jumped sharply in Jamestown. That means sellers have real competition now. Pricing and condition matter more than they did a year ago.

The Real Estate Data Aggregator counted 99 homes for sale in ZIP 27282 (Jamestown) in the three months ending August 31, 2026. That is up 175% from the same months of 2025. New listings rose 91.1% to 107 homes. So buyers in Jamestown have far more choices than they did a year ago.

Realtor.com reported that active U.S. inventory was up 8.0% year over year. Jamestown's 175% rise is well above that national pace. That gap is what sellers here need to understand.

Here is the good news. Demand did not disappear. The Real Estate Data Aggregator counted 83 homes sold in Jamestown, up 22.1% from a year before. Pending sales rose 47.4% to 84. Buyers are still active. There are just more homes competing for their attention.

Prices rose, but homes are taking longer to sell

The Real Estate Data Aggregator put the median sale price in 27282 at $398,000 for the three months ending August 31, 2026, up 15.4% from a year before. That is a real gain. But homes took a median 45 days to sell, which is 12 days longer than the same period of 2025.

How other ZIP codes in this market compare

Not every part of this market saw the same supply surge. The Real Estate Data Aggregator shows the picture varies a lot by ZIP code.

Kernersville (27284) actually saw homes for sale fall 18.2% and homes sold fall 18.4%, so its story is different from Jamestown's. The Real Estate Data Aggregator counted 2.9 months of supply there, the tightest of these four ZIP codes. Greensboro 27410 saw supply rise 22%, but homes sold fell 6.8%, so more competition met softer demand.

What the national picture adds

Freddie Mac put the 30-year fixed mortgage rate at 7.24% as of October 29, 2026. That is above 7%, which Realtor.com noted was the first time rates crossed that level since January 2025. Higher rates slow some buyers down, which is part of why more supply builds up.

The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026, with national inventory at 1.60 million homes. Prices nationally were up 1.3% year over year. This market's Jamestown price gain of 15.4% is well above that national figure.

What this means if you own a home here

More supply does not mean a slow market. In Jamestown, 36.9% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is still more than one in three. Well-priced, well-prepared homes are still moving.

But the share of homes going under contract within two weeks fell 12.2 points from a year before. That tells you the window for easy, fast sales has narrowed. The homes that sit are the ones priced past what buyers will pay given all the other choices now available.

In short
  1. In Jamestown (27282), homes for sale rose 175% and new listings rose 91.1% in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Sales still rose 22.1% and the median price climbed 15.4% to $398,000. That is a healthy market, but one where pricing and condition now decide whether your home sells quickly or sits.
  3. One street can read very differently from the whole ZIP code, so the numbers above are a starting point, not the final word on your home.
