More homes for sale are giving buyers more room in this market

Real estate, Primary market

The biggest shift in this market right now is supply. More homes are available in most ZIP codes. That means buyers have more to compare, and sellers need to price with care.

These numbers cover the three months ending August 31, 2026. Rates are as of October 8, 2026.

Rates are high. That is the backdrop.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on what buyers can afford. It has not stopped sales in most parts of this market, but it shapes every decision.

Nationally, the National Association of Realtors counted 4.9 months of supply, the highest level in over ten years. This market is below that in most ZIP codes, but the direction is the same: more homes, more choice.

Inventory: the big story ZIP by ZIP

The Real Estate Data Aggregator counted 99 homes for sale in ZIP 27282 in the three months ending August 31, 2026. That is up 175% from the same months of 2025. No other ZIP code in this market came close to that jump.

ZIP 27012 saw homes for sale rise 37.8%, to 153. ZIP 27407 rose 33.3%, to 140. ZIP 27406 rose 23.1%, to 133. ZIP 27031 rose 22.6%, to 228. ZIP 27410 rose 22%, to 211. Not every ZIP followed that path. ZIP 27377 fell 44.2%, and ZIP 27284 fell 18.2%.

What more supply means for sellers

ZIP 28202 is the outlier. The Real Estate Data Aggregator counted a median of 127 days there, up 67 days from a year ago. Months of supply in that ZIP reached 9.5, up 2.9 months. That is a very different pace from the rest of this market.

Sale price vs. list price: sellers are still close

Even with more supply, sellers are getting close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.1% in ZIP 27284 and 99.1% in ZIP 28105. ZIP 28202 was the lowest at 95.6%, down 2.2 points.

Months of supply: a useful benchmark

ZIP 27201: a note

The Real Estate Data Aggregator counted just 1 home for sale and 1 new listing in ZIP 27201 for the three months ending August 31, 2026. That is too small a sample to draw conclusions. Watch this ZIP over time.

What this means for you

If you are selling, more competition means pricing matters more than it did a year ago. Homes are still selling, but buyers are comparing more carefully.

If you are buying, more inventory means more options. Realtor.com reported active listings up 6.7% nationally from a year ago as of October 8, 2026. This market is seeing similar movement in many ZIPs.

The Federal Housing Finance Agency reported U.S. house prices up 0.3% from the previous month in July, seasonally adjusted. Prices have not dropped broadly, but the pace has cooled.

In short
  1. Inventory is up in most of this market.
  2. Days on the market are a little longer in most ZIPs.
  3. Prices are mixed: some up, some down a little.
  4. Homes are still selling, and most sellers are getting close to their asking price.
  5. ZIP 28202 and ZIP 28204 are moving much more slowly than the rest.
  6. One street can read very differently from the whole ZIP code.
