The one fact that changes what a homeowner should do right now: more homes are sitting on the market longer. Buyers have more to compare. Pricing and preparation matter more than they did a year ago.

Realtor.com reported that for-sale listings across the U.S. were growing nearly 7% year over year for the week ending October 10, 2026. This market is moving the same direction, and in some ZIP codes the jump is far bigger.

Where inventory grew the most

The Real Estate Data Aggregator counted 99 homes for sale in ZIP 27282 during the three months ending August 31, 2026. That is up 175% from the same months of 2025. No other ZIP code in this data came close to that jump.

More supply means buyers in 27282 have real options. Sellers there need a sharp price and a well-prepared home to stand out.

The Real Estate Data Aggregator also counted 107 new listings in 27282, up 91.1% from a year before. Median days on market rose 12 days longer than the same period last year, landing at 45 days. Homes are not moving as fast.

The ZIP with the most supply: 28202

How months of supply compares across ZIP codes

Not every part of this market is the same. The Real Estate Data Aggregator shows months of supply ranging from 2.1 to 9.5 across the ZIP codes covered here. That gap matters a lot when you are deciding how to price.

Where things moved faster

ZIP 27357 tells a different story. The Real Estate Data Aggregator counted just 2.1 months of supply there, down 0.9 months from a year before. Median days on market fell 12 days shorter to 52 days. Sales were up 22.7%.

ZIP 27284 also held relatively tight. The Real Estate Data Aggregator put months of supply at 2.9 there, unchanged from a year before. The sale-to-list ratio was 99.1%, up 0.2 points. Homes in 27284 are still selling close to asking.

What the national picture adds

The National Association of Realtors reported that existing-home sales across the U.S. reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes that same month. Prices nationally were up 1.3% year over year, a slow pace.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost for buyers. It also means sellers who price too high may wait a long time for an offer.

What sellers outnumbering buyers means here

Redfin reported that home sellers outnumbered buyers by 62.6% in the U.S. in September 2026. Redfin also estimated 928,892 homebuyers nationally that month, the lowest level since 2013. Sellers numbered 1,510,784, the most since March 2020.

That national imbalance shows up locally too. In ZIP 27406, the share of homes going under contract within two weeks fell 16.8 points to 36.1%, according to the Real Estate Data Aggregator. In ZIP 28204, that share fell 41.8 points to 19.1%. Buyers are taking more time.

A few ZIP codes where prices dipped

Not every part of this market saw prices rise. The Real Estate Data Aggregator found the median sale price in ZIP 28202 fell 27.8% year over year. In ZIP 27377, the median fell 20.3% to $278,250. In ZIP 28204, the median dropped 12% to $752,500.

These are real dips, not rounding errors. More supply and fewer buyers put pressure on price in those areas. Sellers who held firm on price last year may need a different plan now.

What this means if you are thinking of selling

More listings give buyers more to compare. That is a fact in most of this market right now. Homes still sold in every ZIP code covered here. The Real Estate Data Aggregator counted 83 sales in 27282, 191 in 27410, and 235 in 27284 during the three months ending August 31, 2026.

Homes do move. But the days of every home selling fast and above list are less common. In ZIP 27410, the share of homes that sold above list fell 10 points to 18.3%. In ZIP 28204, it fell 15 points to 4.2%.

In short
  1. Supply is up in most of this market.
  2. Buyers have more choices.
  3. Days on market are longer in several ZIP codes.
  4. Prices held in some areas and dipped in others.
  5. Homes are still selling, but prep and pricing matter more than they did a year ago.
  6. The three months ending August 31, 2026 show a market that rewards realistic sellers and rewards patient buyers.

One more thing worth knowing: one street can read very differently from the whole ZIP code. The numbers above cover large areas. Your block, your home type, and your price range may tell a different story.
