One part of the market looks much slower than the national pace
The number that matters most right now: homes in ZIP 28202 (Charlotte) took a median of 127 days to sell. That is the one fact that should change how a seller in that area thinks about pricing and prep.
For context, Realtor.com put the national median days on market at 62 days as of October 22, 2026. ZIP 28202 took more than twice as long. That gap is the story for sellers in that part of Charlotte.
How 28202 compares with the rest of this market
These numbers cover the three months ending August 31, 2026. Most ZIP codes in this market ran between 34 and 67 days. ZIP 28202 stood apart.
What is driving the slowdown in 28202
The Real Estate Data Aggregator counted 9.5 months of supply in ZIP 28202 for the three months ending August 31, 2026. That is up 2.9 months from the same period a year before. More supply, fewer buyers closing deals.
The Real Estate Data Aggregator also found that just 2% of homes in ZIP 28202 went under contract within two weeks of listing. That figure was down 26.3 points from a year before. Sellers are not getting quick offers here.
Zero homes in ZIP 28202 sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 8.8 points from the same period a year before. Buyers are not competing here the way they are in other ZIP codes.
Where buyers have more room to compare
ZIP 28202 had 137 homes for sale and only 44 sold in the period. That gives buyers real options. At 9.5 months of supply, there is time to compare and ask questions before committing.
Rates are not helping either side. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com showed an average of 7.40% on the same date. Higher rates slow buyers down, and that effect shows up most in ZIP codes that were already soft.
The rest of the market is moving faster
Not every part of this market looks like 28202. ZIP 27407 in Greensboro had a median of 34 days on market, per the Real Estate Data Aggregator. ZIP 27284 in Kernersville ran 45 days with just 2.9 months of supply.
The National Association of Realtors reported that national inventory rose to 1.60 million homes in September 2026. Nationally, existing-home prices were up 1.3% year over year. The local picture in 28202 is softer than that national read.
- ZIP 28202 in Charlotte ran 127 days on market with 9.5 months of supply in the three months ending August 31, 2026. That is more than double the national pace Realtor.com reported.

- One street can read very differently from the whole ZIP code, so your specific block matters.
